As a general contractor Madeira Beach FL homeowners rely on, LanCo Construction & Development has spent decades working on this stretch of the Pinellas coast. Madeira Beach sits between John’s Pass and Redington Beach, and it is a genuine neighborhood as much as a beach town — canal homes on the bay side, older single-story houses on the numbered streets, and newer construction going up along Gulf Boulevard.
We have been building in Pinellas County since 1986, and we have watched this island change through more than one storm cycle. That history is useful when you are trying to figure out what to do with a house that needs more than a cosmetic update.

A whole-home remodel in Madeira Beach
We took an elevated waterfront home here through a whole-home remodel: a three-stop elevator serving all three levels, a sixteen-foot folding glass wall opening the living room to the water, a new room addition, a rebuilt kitchen, and the ground level enclosed as parking and storage with engineered flood vents and flood-resistant materials below flood level. The house was already a FEMA-compliant elevated home, and the work was designed and permitted to keep it that way. Permitted and inspected by the City of Madeira Beach.

It is the kind of project that has to be planned around Madeira Beach’s flood rules from the very start. See the project.
Flood Zone Construction in Madeira Beach
Madeira Beach homes sit in AE and VE flood zones, and the FEMA substantial improvement rule governs what you can do to them. Once the cost of your improvements reaches 50% of the structure’s market value, the entire building has to meet current flood standards. For a lot of Madeira Beach homes — particularly the older single-story houses on the bay side — that is a lower bar than owners expect.
Getting this right is mostly a matter of sequencing. We look at your property’s flood zone, your structure’s value, and the scope you actually want, and we tell you where the line is before any money gets spent. If elevating makes sense, we will say so. If it does not, we will show you how to get most of what you want without triggering it.
Canal-front work on the bay side brings its own considerations — tight equipment access, narrow lots, and staging a build with water on one side. We plan for those up front. We handle the structure itself; marine work such as seawalls and docks is left to specialist contractors.
Madeira Beach is the strictest jurisdiction in Pinellas County to build in. It uses the 50% substantial improvement threshold, requires a finished floor 4 feet above base flood elevation, does not permit fill or backfilled stem walls as a way of getting a house up, and caps enclosures below the flood elevation at 299 square feet. That combination rules out approaches that work a few miles away. We explain it in full on our flood zone construction page, and you can work out your own number with the 49/50% threshold calculator.

Frequently Asked Questions
Does LanCo Construction serve Madeira Beach, FL?
Yes. We are based in St. Petersburg and work throughout Madeira Beach, from the John’s Pass end down to the Redington line, on both the Gulf side and the canal neighborhoods on the bay.
Can you renovate a canal-front home in Madeira Beach?
Yes. Canal-front projects are common for us. We plan equipment access and staging for the narrow lots typical of the bay side. Note that we handle the home itself — we do not do seawall or dock work.
What is the FEMA 50% rule and does it apply to my Madeira Beach home?
It applies to substantially all of Madeira Beach. If the cost of improvements to your home reaches 50% of the structure’s market value, the whole building must be brought up to current flood requirements. We assess this before scoping any project here.
Do you handle storm damage repairs in Madeira Beach?
Yes. We handle flood and storm repairs and substantial damage rebuilds. We do not lift existing homes — that is a specialist trade — but we do convert a ground floor to compliant non-habitable space with new living space built above it, and we build new elevated homes from the ground up. We will help you understand your options before you commit.
